A Complete Home, Just Smaller

Think of an ADU as a full residence in miniature that shares your property with the main house. It has what someone needs to live independently: an entrance, a place to cook, a bathroom and a bedroom or sleeping area. It might stand alone in the backyard, share a wall with the main house or take over the space where the cars used to park.

Zoning comes before anything else. Size limits, distance from property lines and whether the unit can be rented are set locally and are not the same everywhere, so we pin down the rules for your property before talking layout or price.

Ways to Build One

  • Detached cottages

A standalone unit on its own foundation, placed to meet setbacks and give both households some privacy and a separate approach.

  • Attached suites

Living quarters built onto the main house, sharing a wall but with a private entrance, often the simpler route for running utilities.

  • Garage conversions

The existing slab and walls reused, the large door framed in, the floor insulated or raised and the space finished for full-time living. Covered parking goes away.

  • Utilities

Water, sewer and power extended from the main house. The longer the run, the more trenching, which is why placement gets settled early.

Questions to Answer Up Front

  • Zoning answers first

Local rules decide three things before anything else: if a second unit is allowed, the biggest it can be and whether a renter can live in it. Those answers shape everything that follows.

  • Family or tenant

A unit for an aging parent and one for a renter differ in entrance placement, layout, finish level and whether utilities are metered separately.

  • What moves the cost

Unit size, foundation type, how far utilities must run and your finish choices drive both price and timeline, and each one is listed in your written estimate.

ADU Questions

How long until someone can move in?

Several months is typical, counted from plan approval. Converting a garage skips the foundation and most of the framing, so it usually goes faster than a freestanding cottage that starts with new footings.

Can we rent the unit out?

That depends on where the property sits. Some cities and counties allow rentals, some limit them and some require the owner to live on site. Confirm that before planning around rental income.

Thinking About a Unit Out Back?

Whether it's for a parent, a grown kid or rental income, start by telling us the lot size, where the unit might sit and what it's for. We'll explain what has to be confirmed first.
